HOUSTON – Houston’s real estate landscape is experiencing a notable transformation, with housing market conditions gradually tilting in favor of homebuyers after years of seller-driven price increases. Recent data from the Houston Association of Realtors (HAR) suggests a potential turning point for those looking to purchase a home in the area.
The market, which has long been characterized by steep prices and intense competition, is now showing signs of balance. Kat Robinson, Vice Chair of the Houston Association of Realtors, explained the current situation.
“Right now we’re sitting on four and a half months of inventory, which puts us leaning more towards a buyer’s market,” Robinson said.
Comparing February 2024 to the previous month, property sales have dropped by 4.7%, indicating a significant shift in market dynamics. This change brings welcome news for potential homebuyers who have been sidelined by previous market conditions.
“We’re going to see a little bit more opportunity for buyers to get a discount or more repairs done by the sellers, or credit for those repairs,” Robinson noted.
The prolonged sellers’ market had previously created considerable challenges for homebuyers. Many potential buyers experienced what Robinson termed “negotiation fatigue,” with some ultimately choosing to rent instead of purchase. This trend led to an unexpected increase in housing inventory.
For those considering entering the housing market, the Woolcocks - a recently retired couple - serve as an inspiring example. Despite family concerns about upsizing, they remain optimistic. “If it’s really what you want and it feels right, just do it,” they advised.
