GREENVILLE – The wide, flat roof rises up at an angle, while the immense windows are built to catch a panoramic view of the Blue Ridge Mountains. The home on Paris Mountain is designed in a style that echoes the midcentury modern dwellings that dot Greenville – and it recently sold for $2.15 million.
The modern residence at 6 Windfaire Pass Court in the gated enclave of The Ridges closed on March 27, according to real estate documents filed with Greenville County.
Built by Dillard-Jones in 2014, the three-bedroom, 2,651-square-foot home features a clear cedar exterior to complement the natural surroundings, in addition to a two-story wall of windows that rises up from a lower-level living room and overlooks the Upstate vista beyond.
Sharon Wilson of Wilson Associates Real Estate was the listing agent on the home, while Lindsay Thatcher of Athena Property Advisors represented the seller. The open-concept main level features a dramatic great room with wood-beamed ceilings, a kitchen outfitted with Viking and JennAir appliances, 100-year-old reclaimed heart of pine floors and a white oak accent wall milled from a tree on-site.
The home’s lower level offers two additional en-suite bedrooms, a sauna and walk-out access to the deck – all with 10-foot ceilings and sweeping mountain views. The residence also features passive solar elements and polished concrete floors.
Another listing on Hidden Hills Drive – this one for $3M
Hidden Hills Drive in the Chanticleer neighborhood of Greenville continues to be a hotbed of real estate activity – with another available listing, this one recently hitting the market for nearly $3 million.
The four-bedroom home at 309 Hidden Hills Drive encompasses 6,378 square feet on .7 of an acre, along with 10-foot ceilings, hardwood floors and a versatile floor plan according to the listing by Joan Herlong of Herlong Sotheby’s International Realty. All five full baths have been renovated, while new interior paint, new interior lighting and fresh upstairs carpet have also been added.
The home, built in 2004, also features a renovated kitchen with marble countertops and freshened stainless steel appliances including a gas cooktop and double ovens with a warming drawer, the listing states. Upstairs, the residence features a home gym, a craft room and two bedroom suites.
Hidden Hills Drive has been exceptionally busy of late from a real estate perspective. The home at 309 Hidden Hills Drive is one of three current listings on the street, which has seen nine sales over the past 12 months – including closings of $2.44 million and $3 million.

Upstate office construction to resume after lull
The imminent construction start of 101 East Court will mark the first multitenant office construction project in Greenville’s central business district since the completion of Camperdown in 2021, according to a recent report from the commercial real estate firm Colliers South Carolina.
The structure is pre-leasing at $50 per square foot, Colliers reported, indicative of the desire for new Class A office space in the Greenville downtown area. The Greenville office sector has seen a sharp increase in asking rents over the past year, with Class A rents climbing above $40 per square foot in the opening quarter of 2026, and CBD rents rising 11.5 percent overall in the first quarter year-over-year.
Class A properties in the Greenville central business district had a 2.39 percent vacancy rate in the opening quarter of 2026, Colliers reported, compared to 11.75 percent in the CBD as a whole and 13.66 percent in the Greenville-Spartanburg market. It’s all created an atmosphere ripe for new Class A construction, and a trickle-down effect to Class B spaces that have seen asking rents rise into the $30s per square foot.
Vacancy in Spartanburg’s central business district shrank to 1.91 percent in the first quarter of 2026, with just 20,000 square feet of vacant office space available. Significant office sales in the region in the first quarter included the $44.8 million purchase and lease-back of the TD Bank Campus by Novant Health, as well as the $7.5 million investment purchase of 110 Frederick St., Colliers reported.
Clemson ranked No. 3 US college town
Clemson has climbed to No. 3 on a list of best college towns compiled by researchers at the apartment search site RentCafe.com. Tiger Town ranked high due to its picturesque campus and Clemson University’s high student retention rate.
“The freshmen who come here are charmed by the traditional, picturesque campus with tall, old oak trees and redbrick buildings,” researchers wrote. “What’s more, they find a community of peers as Clemson is the second-youngest college town on our list with 51 percent of the population aged between 20 and 29 years old.”
Researchers analyzed 244 U.S. college towns across metrics that measured quality of education, quality of life and overall affordability. Bozeman, Mont., home of Montana State University, topped the list. Placing second was Pullman, Wash., home of Washington State University.
Western towns dominated the overall rankings, with Bozeman taking the crown for a third consecutive year. Clemson topped the list of Southern college towns, followed by Gainesville, Fla. (home to the University of Florida) and Boone, N.C. (home to Appalachian State University). No other Palmetto State schools were mentioned.
